Modular guest cabin in a landscaped accommodation setting; illustrative setting, not a completed park case study.

For park operators

Caravan Park & Holiday Park Cabins

Compare portable studios and expandable cabins for an existing caravan park or a proposed holiday park project. Start with your guest mix, approved site layout and service capacity, then assess the product, facilities and delivery window together.

Which modular cabin format should a caravan park compare?

A single-piece portable studio is a starting point for compact guest accommodation; an expandable home offers a different layout and delivery format for bookings needing separate bedrooms. Neither format is automatically suitable for your park. Compare the selected floor plan, proposed occupancy, installation documentation, site permissions and available services before ordering.

Define the accommodation brief

Couples and short stays

Compare bed placement, bathroom privacy, kitchenette scope, luggage storage and a practical cleaning route. Use the actual floor plan rather than the exterior photograph to assess usable space.

Families and longer bookings

Separate bedrooms may matter more than a compact footprint. Review dining space, storage, circulation and bathroom access. A bedroom count is not a certified maximum guest capacity.

Staff or longer-term occupancy

Do not carry the holiday guest brief into staff or longer-term accommodation unchanged. Recheck intended use, day-to-day living needs and the applicable site pathway with your advisers.

Bathrooms, services and everyday operation

Private cabin bathrooms

Check the selected product's bathroom and hot-water inclusions, simultaneous demand and connection scope. Additional private bathrooms still place demand on park water, electricity and wastewater systems.

Shared ablution facilities

The current amenities range includes compact toilet and toilet-and-shower units. It is not a complete specification for a large shared ablution building. Have peak demand, access, cleaning and required facility provision assessed before selecting a mix.

Guest approach and accessibility

Consider paths, gradients, thresholds, parking, lighting and emergency access alongside the interior. An accessibility-focused product name does not certify the entire guest route or installed building.

Plan delivery and occupation

Confirm the plot and interfaces

Check the proposed cabin position against existing permissions, service routes, site circulation and any location-specific constraints. Resolve supports, foundations and connection responsibilities before manufacture is committed.

Protect the operating park

Map truck and lifting access separately from guest routes. Plan isolation areas, arrival communications and an installation window around your own booking calendar; factory manufacture does not eliminate site disruption.

Commission before opening

Complete the required installation checks, service commissioning and operating arrangements before accepting guests. A staged order should only follow once the first-stage scope and future service capacity are clear.

Product price is not the installed project budget

Use the current product-page starting price as a reference, then request an itemised scope. Do not infer rental income, occupancy or investment returns from the cabin price.

Compare product and project costs
  • Selected cabin, floor plan, finishes and confirmed supply inclusions.
  • Transport, lifting, foundations or supports, and installation scope.
  • Water, power, hot water and wastewater connection or capacity upgrades.
  • Site documentation, approvals, paths, decks, furnishing and commissioning.

Confirm the site pathway

Start with the park's current permissions and the proposed change, not an assumption that an existing park can add any cabin. NSW guidance identifies separate council activity approvals that can apply to park operation and installation. Its manufactured-home framework is undergoing changes, with commencement needing confirmation. Other states have their own pathways: ask the relevant council and appropriately qualified advisers to confirm the selected product and use.

Questions before choosing a cabin

Are these caravan park cabins for sale or hire?

ModuHaus product pages describe purchase and supply pathways, not a cabin hire catalogue. Availability, final specification, delivery and installation scope must be confirmed for the proposed park.

Can I replace an existing cabin with a larger one?

Do not assume a replacement keeps the same approval or service position. Confirm the revised footprint, use, occupancy, connections and installation requirements against the site's current permissions before selecting the larger product.

Is a portable studio or expandable cabin better for a holiday park?

A portable studio and an expandable cabin have different layouts and transport formats. Compare guest needs, bedroom separation, bathroom arrangement, placement area and delivery access. The better fit depends on your site and operating brief, not the product category alone.

Can we install cabins while the park stays open?

That needs an operational plan covering delivery and lifting zones, guest circulation, service interruptions and commissioning. Review the programme with the operator, installer and site advisers; a live park cannot be assumed to stay unaffected.

Does the cabin starting price include the complete park project?

No. Read the selected product's price note and obtain a scoped quote. Transport, installation, site preparation, utility upgrades, approvals, decks and guest-ready furnishing may be separate. No occupancy or revenue forecast is implied by a product price.

Bring the site brief to the first conversation

  • Park location and current permissions or approved site plan.
  • Guest mix, intended stay duration and proposed number of cabins.
  • Preferred layouts and private versus shared bathroom strategy.
  • Service capacity, access constraints and preferred delivery window.
